There could be several explanations for this. Instant valuations consider nearby comparable properties as well as current market conditions. The estimate may not fully reflect your property's unique features, such as a spectacular view or high-end additions. We always recommend an in-person valuation for the most accurate value.

AVMs use proprietary algorithms and statistical models, whereas CMAs and appraisals have the added benefit of local market knowledge and typically are conducted by individuals who are certified to provide valuations.
