Arabian Ranches isn’t a single villa community but a collection of them, each with its own architecture, plot size, and price bracket. Here, knowing which cluster you are looking at is more important than almost anywhere else in Dubai, as two villas a five-minute drive apart can differ in price by millions.
These are the entrances to Arabian Ranches. Al Reem, Palmera, and Alma offer 2- and 3-bedroom townhouses built closely around common parks and pools. Plots are smaller, streets narrower, and the community feel more intimate. The lower price per square foot makes this area attractive to first-time villa buyers and young families compared to the standalone villa clusters.
This is a mid-market level. Saheel, Savannah, and Mirador are some of the most popular clusters in Arabian Ranches 1, especially for buyers looking for bigger gardens or golf course views. Alvorada has a similar profile with detached villas of 3 to 5 bedrooms, larger plots, and a mixture of Spanish and Arabic architectural styling. Families moving up from townhouses often end up here.
Polo Homes, Golf Homes, and Hattan are on the upper end of the market with the biggest plots and highest price points within the community. These villas overlook the golf course or the polo grounds and have 5- to 8-bedroom layouts, private pools, and driveway parking for multiple cars. Villa prices in this bracket can range from AED3.1 million to AED60 million depending on the size of the plot and the finish.
Prices in Arabian Ranches are more spread out than most villa communities in Dubai due to the difference between the mature Phase 1 clusters and the newer Phase 3 townhouses. Those are the ranges below.
Rental prices start from around AED 120,000 per year, and yearly rents are typically between AED 140,000 and AED 200,000. In terms of sales, entry-level 2 and 3-bedroom townhouses in Arabian Ranches 3 start from AED 1.8 million, increasing to AED 2.3 million for better-located units.
The prices of 3-bedroom townhouses in Arabian Ranches 3 start from around AED 1.8 million, while the starting price for this bracket across the community is around AED 2.5 million. The 3-bedroom villas currently sell for anywhere between AED 4.1 million and AED 7.2 million (depending on the neighborhood and the plot size). Rentals typically range from AED 160,000 to AED 220,000 per annum.
Villas in Arabian Ranches 1 (4-bed) are priced between AED 5.2 million and AED 7.5 million; in Arabian Ranches 2, between AED 3.4 million and AED 4.2 million; and in Arabian Ranches 3, between AED 3.0 million and AED 3.8 million. Rental prices can be as high as AED 250,000 a year or more.
A 6-bedroom Polo Homes villa can go up to AED 18 million, while luxurious mansions in exclusive clusters like Polo Homes can go beyond AED 25 million. Annual rents start from around AED350,000 and rise to over AED500,000 for the largest and most upgraded estates.
No community suits everyone, and Arabian Ranches is no exception. It works well for some lifestyles and less well for others, so it helps to weigh both sides before deciding.
Arabian Ranches is not built around one main strip, but daily life revolves around a handful of hubs. The vast majority of residents will have a short list of go-to spots within a five-minute drive of home.
Maison Mathis (inside the golf club) is a breakfast and lunch venue with Belgian-inspired dishes served, with views of the golf course. Breakfast dishes are priced around AED 50-80. Ranches Restaurant nearby serves a broader international menu, with main dishes going up to about AED 120. Italian classics can be found at Carluccio's at The Ranches Souk, while the golf club's Nezesaussi Grill attracts a livelier crowd with New Zealand, South African, and Australian influences. The Hamptons Cafe & Restaurant is a popular breakfast place, famous for its gourmet eggs and pastries.
The Ranches Souk has a well-stocked supermarket, a range of shops, several cafes and restaurants, and an indoor kids’ soft play area. Inside the souk there are practical places such as a pharmacy, a pet shop, and a gym. For larger shopping trips, residents travel to nearby regional malls.
Arabian Ranches is located in Wadi Al Safa 6 on Sheikh Mohammed Bin Zayed Road, providing direct access to most parts of Dubai without the need to drive through congested areas. Residents have easy access to Al Qudra Road and Hessa Street.
Average commute time is approximately 20 mins to Dubai Marina and 25 mins to Downtown Dubai and DIFC in normal traffic. Al Maktoum International Airport and Dubai International Airport are both approximately a 30- to 35-minute drive.
While there are no metro stations near Arabian Ranches, the F30 bus from the Mall of Emirates serves the entire area.
Education, healthcare, and daily retail all sit close together in Arabian Ranches, which is part of why the community holds onto long-term family tenants.
