JLT Cluster C is one of the strongest Jumeirah Lake Towers options for residents who want a short walk to DMCC Metro Station without moving into a newer, higher-priced tower. Goldcrest Executive and The Palladium provide the residential stock, while Fortune Tower adds offices and daytime activity. Before narrowing the search, compare all 26 JLT clusters to see how Cluster C differs across location, tower type, and residential character. This guide covers its buildings, 2026 rents, sale rates, cooling, parking, and everyday living.
The JLT cluster C towers are Goldcrest Executive, The Palladium, and Fortune Tower. Goldcrest Executive and The Palladium contain apartments, while Fortune Tower is commercial. The cluster faces the Lake Almas West side of JLT, with Almas Tower across the wider lake district. DMCC Metro Station is roughly a 4- to 6-minute walk from the residential towers, depending on the entrance. In September 2026, one-bedroom asking rents range from about AED 69,899 to AED 95,000 a year.
Cluster C sits beside Lake Almas West, near the southern end of JLT and close to Sheikh Zayed Road. DMCC Metro Station is the main transport advantage here. From Goldcrest Executive and The Palladium, the walk is roughly 326 to 450 metres, usually around 4 to 6 minutes.
Almas Tower is around 1.2 km from Cluster C. JLT Park is deeper inside the neighbourhood, while Dubai Marina is across Sheikh Zayed Road and Jumeirah Islands lies inland. Road access is generally straightforward, but getting through JLT itself can take longer around the morning and evening rush.
The three JLT Cluster C towers serve different users. Goldcrest Executive combines residences and offices, The Palladium offers larger apartments alongside commercial space, and Fortune Tower operates as a commercial building. Anyone comparing them with other parts of the community can also review our guide to the best towers in JLT.
The important difference is inside the buildings. Age, floor plans, cooling arrangements, renovation quality, and office traffic change considerably between one tower and another.
Goldcrest Executive is a 40-floor mixed-use tower completed in 2009. It stands about 165 meters high and contains 325 units. Offices occupy the lower portion, while residential floors contain studios and one-bedroom apartments.
Studios start at roughly 374 sq ft. One-bedroom apartments usually run from about 640 to 750 sq ft, although current listings also show layouts close to 770 sq ft. Residents and visitors use separate basement parking areas.
The current published service charge is about AED 13.04 per sq ft. Buyers should still confirm the approved figure for the exact unit before completion.
Cooling needs the same check. The tower uses central air conditioning, but a building-wide “chiller-free” label is too broad. A tenancy contract should state whether the landlord or tenant pays for cooling. Our guide to chiller-free versus chiller-inclusive apartments explains what to check before signing.
The condition differs from apartment to apartment. Renovated high-floor units can look far newer than original stock. Kitchens, bathrooms, flooring, water heaters, and built-in appliances deserve a proper inspection.
The Palladium was completed in 2007 and rises 35 floors. The mixed-use building contains one-, two-, and three-bedroom apartments as well as office space.
Its floor plans are one of the better reasons to consider the building. A one-bedroom unit is commonly around 993 sq ft. Two-bedroom apartments run from roughly 1,152 to 1,250 sq ft, while a three-bedroom home is close to 1,896 sq ft. Residents receive reserved parking, with a separate area available for visitors.
The building also has a gym, pool, jacuzzi, children’s play area, and jogging track. That facility list is useful, but buyers should pay equal attention to annual ownership costs. JLT’s indicative 2026 service-charge level is around AED 13.65 per sq ft, although the exact approved rate can differ by tower and unit. Our guide to service charges in Dubai explains how to check the approved figure before buying.
The Palladium’s age shows more clearly in apartments that have not been renovated. A larger floor plan can still be the better purchase, but only after comparing the condition against the asking price.
Fortune Tower is the commercial member of the cluster. Completed in 2008, it has 37 floors and 265 office and retail units. That point matters because someone searching for apartments in JLT cluster C should concentrate on Goldcrest Executive and The Palladium.
Fortune Tower has basement parking, with office allocations based on unit size. Its published service charge totals about AED 13.29 per sq ft. The ground floor contains commercial services, while the building’s offices keep foot traffic high during working hours.
Because Fortune is commercial, residential chiller status does not apply. Office tenants should check cooling, utility, parking, and fit-out terms in the lease itself.
Current apartments in JLT cluster C show a clear split. Goldcrest Executive controls most of the studio and compact one-bedroom supply, while The Palladium accounts for nearly all two- and three-bedroom rental stock.
The figures below combine September 2026 asking-rent ranges with August 2026 rental and sale indices.
Unit Type | Annual Asking Rent | Aug 2026 Rental Index | Aug 2026 Sale Price |
Studio | AED 52,000 to AED 75,000 | AED 151/sq ft | AED 2,043/sq ft |
1 bedroom | AED 69,899 to AED 95,000 | AED 108/sq ft | AED 1,613/sq ft |
2 bedrooms | AED 95,000 to AED 119,999 | AED 92/sq ft | AED 1,590/sq ft |
Cluster C’s overall apartment sale index stood at about AED 1,665 per sq ft in August 2026. The broader JLT apartment figure was AED 1,890 per sq ft during the same month. That puts the cluster roughly 12% below the wider community benchmark.
That difference needs context. Goldcrest studios command a higher rate per square foot because the units are small. Larger Palladium apartments produce a lower rate per square foot, even when the total ticket price is much higher.
Renters can check current apartments for rent in JLT Cluster C before comparing furnished status, floor level, parking, and cooling terms.
Cluster C feels busier on weekdays than some of JLT’s more residential pockets. Offices bring more movement during working hours, particularly around lunchtime and the evening commute. Outside those periods, the area is easier to navigate on foot.
For day-to-day errands, residents are not limited to the three buildings in Cluster C. Neighbouring clusters add supermarkets, cafés, restaurants, nurseries and other services, so much of JLT can be reached without taking the car.
Lake Almas West also gives residents a convenient walking route through the community. From here, it is possible to continue towards JLT Park or move between nearby clusters using the internal paths.
The main trade-off is the mixed residential and commercial setting. Someone who wants activity and services nearby may find that useful. Those looking for a quieter atmosphere with less weekday footfall may prefer one of JLT’s more residential clusters.
Cluster C works best for people who want quick Metro access, established apartment buildings, and a central JLT location close to daily services. It will be less appealing to residents who prefer a quieter residential setting, newer towers, or fewer office users around the building during the working week.
Cluster C JLT suits professionals who use the Metro several times a week, tenants who prefer established buildings, and buyers who want lower average sale rates than the broader JLT figure.
Goldcrest Executive works best for someone looking at studios or compact one-bedroom homes. The Palladium suits residents who need more internal space, especially in the two- and three-bedroom categories.
A buyer should still compare the actual unit rather than purchasing from the building name alone. Renovation level, floor, view direction, tenancy status, parking allocation, and cooling terms can change the value of two apartments in the same tower.
Residents who want a more residential-first cluster with less office activity may prefer JLT Cluster V. Its residential towers offer another established option with lake frontage, although the Metro walk is longer than it is from Cluster C.
People who commute by train every day may accept the weekday office traffic in Cluster C because the shorter walk saves time repeatedly. Someone working from home may rank that advantage much lower.
JLT Cluster C gives you one of the shorter Metro walks in Jumeirah Lake Towers, but building choice still determines whether the location works for you. Goldcrest Executive handles studios and smaller one-bedroom homes, while The Palladium gives you far more room. Fortune Tower brings office traffic into the cluster, particularly during the working week.
If newer residential inventory carries more weight than Metro proximity, you can also compare current properties in JLT Cluster G. At Driven Properties, we can compare available homes by rent, floor plan, view, renovation level, service charge, tenancy status, and total yearly cost. Speak with our team and tell us what you need from your next JLT home. We can narrow the shortlist before you spend weekends viewing apartments that do not fit.
The cluster contains Goldcrest Executive, The Palladium, and Fortune Tower. Goldcrest Executive and The Palladium contain residential apartments. Fortune Tower is a commercial building.
DMCC Metro Station is about 326 to 521 meters away, depending on the building and station entrance. Most residents can expect roughly a 4- to 6-minute walk.
There is no reliable cluster-wide answer. Both residential towers use central air conditioning, but tenants should confirm who pays cooling charges in the tenancy contract.
September 2026 asking rents start near AED 52,000 for studios. One-bedroom apartments range from roughly AED 69,899 to AED 95,000 a year, while larger Palladium apartments can approach AED 170,000.
Metro users get the clearest advantage because DMCC Metro Station is a short walk away. Drivers still have good access to Sheikh Zayed Road, but peak-hour internal traffic can slow the exit from JLT.
