The largest long-term change near Saih Shuaib is the expansion of Al Maktoum International Airport. Dubai reported in June 2026 that the first phase remains on schedule to start operations in 2032; the completed airport is planned for capacity above 260 million passengers and 12 million tonnes of cargo a year. Dubai Industrial City is also part of the Etihad Rail freight network, while new industrial investment continues, including a 350,000 sq. ft. food-distribution center announced in July 2026 and major manufacturing expansions announced earlier in the year. These projects strengthen the corridor’s transport and industrial capacity, although they should not be treated as a guarantee of future property prices or rents.

The commercial stock is broader than warehouses alone. Dubai Industrial City lists industrial land, ready warehouses, worker accommodation, offices, open yards, showrooms and retail among its property formats.

  • Saih Shuaib 2: This part of the district has warehouses alongside projects such as South Lofts, where small furnished business-center office suites have also been advertised. Al Layan 1 adds workforce accommodation to the local property stock.
  • Saih Shuaib 3: Larger factories, engineering facilities, cold storage and logistics compounds appear regularly here. Current examples include units with crane provision, multi-megawatt power and large loading areas.
  • Saih Shuaib 4: Much of the stock targets logistics and warehousing. Racked facilities, independent warehouses, large plots and higher-power units are among the formats currently offered.

  • Saih Shuaib 3: A 10,764 sq. ft. shell-and-core unit with 280 kW was offered at AED 670,000 yearly. At a larger scale, a 43,056 sq. ft. property with 1,200 kW and provision for a 5-ton crane carried an asking rent of AED 2.68 million.

  • Saih Shuaib 4: Annual asking rent for a racked logistics facility measuring 30,620 sq. ft. was AED 1.837 million. A larger warehouse, at 37,007 sq. ft. with 1,000 kW of power, was advertised for AED 2.775 million a year.

Any saving on rent per square foot may disappear once the business pays to install the cooling, racking or electrical infrastructure it needs. For industrial leasing, the usable specification is often a better starting point than headline annual rent.

Industrial Property for Sale in Saih Shuaib

Residential sales provide a more uniform basis for comparison. With industrial buildings, plot sizes and land tenure vary considerably, as do the installed equipment and available power. Current advertised stock illustrates the range.

  • AED 20 million asking price: Listed for sale in 2026, this Saih Shuaib 2 warehouse had approximately 43,754 sq. ft. of built-up space and 500 kW of power. The plot measured 67,315 sq. ft. The advertised land lease ran to 2046.
  • AED 26.11 million asking price: In Saih Shuaib 3’s food zone, a warehouse with close to 1,200 kW of power was advertised at this price. Its built-up area was about 51,478 sq. ft.
  • AED 65 million asking price: The plot for another Saih Shuaib 3 factory measured roughly 246,245 sq. ft. About 105,000 sq. ft. was built up, and the facility had 1.2 MW of power.

The tenure needs the same attention as the building. Some industrial assets occupy leased land, while selected development plots in Saih Shuaib 2 are marketed as freehold. The title, remaining lease term and permitted use should be checked separately for every property.

Labor & Staff Accommodation in Saih Shuaib

Worker housing is part of the industrial infrastructure rather than an afterthought. Dubai Industrial City specifically provides worker accommodation with retail areas, outdoor spaces, sports facilities and Wi-Fi.

  • Purpose-built camps: Current accommodation stock includes properties in Al Layan 1 and the Dubai Industrial City labor villages.
  • Example rent: An August 2026 listing in Al Layan 1 asked AED 900,000 annually for a 12,000 sq. ft. property. It was designed to house approximately 100 to 120 occupants.
  • Transport affects the real cost: A camp close to a factory can cut daily staff-bus mileage. At a more distant property, spending on vehicles, fuel and drivers may outweigh the lower rent.
  • Approval checks: Verify that the rooms are approved for the planned number of employees. Fire-safety compliance and workforce-accommodation approvals must also cover that occupancy.

Companies taking both an industrial facility and staff housing should map the two locations before signing either lease. A short internal commute is one of the practical reasons to keep both requirements within the same southern Dubai corridor.
