Dubai’s commercial real estate market delivered a record first half in H1 2026, recording 3,437 transactions worth AED 19.6 billion across office, retail, and warehouse assets. Compared with H1 2025, transaction volume increased 42%, while total sales value surged 188%, with off-plan investment emerging as the key driver of market activity.
The office sector led the market with 2,571 transactions worth AED 15.8 billion, while average prices reached AED 3,202 per sq. ft. Retail also recorded significant growth, reaching 853 transactions worth AED 3.71 billion, with average prices rising to AED 3,486 per sq. ft. Meanwhile, warehouse transaction volumes declined due to extremely limited available stock rather than weaker demand, with vacancy across Dubai’s core industrial submarkets described as effectively zero.
