Dubai Hills Estate Market Report – H1 2026

Dubai Hills Estate continued to strengthen its position as one of Dubai's most sought-after master communities during the first half of 2026. The market recorded 1,436 property transactions worth AED 10.46 billion, with an average transaction value of AED 7.28 million and an average sale price of AED 2,848 per sq. ft. While transaction volume declined year-on-year, overall sales value increased significantly as demand shifted toward larger, premium villas and luxury residences.

The report highlights a changing market dynamic, with off-plan properties accounting for 62.5% of all transactions, while ready properties achieved a 4.7% pricing premium, reflecting strong demand for completed homes. Apartments remained the dominant property type, representing 77.2% of transactions, while villas accounted for 22.5%, supported by increasing demand for spacious family homes. Emaar continued to dominate the market with 77.4% of all transactions, reinforcing Dubai Hills Estate as one of Dubai's leading master-planned communities.

Rental fundamentals also remained strong, with apartment investments delivering gross rental yields of up to 6.0%, while new leases were signed 26% above renewal rates, highlighting continued tenant demand and rental growth across the community.
