Has a foreign bank or tax authority asked you to prove your country of tax residence even though you hold a UAE residence visa? A visa alone does not prove tax residency. The Federal Tax Authority issues a UAE tax residency certificate in the UAE after you meet the relevant UAE or treaty test and provide the required evidence.
For property owners who divide the year between countries, the 90-day domestic route can be especially relevant. A UAE home kept continuously available to you may support that route, but ownership alone is not enough. This guide covers eligibility, property evidence, documents, fees, application steps, and the certificate’s limits. The broader reasons to invest in Dubai real estate are worth considering separately from the tax residency requirements discussed here.
A UAE tax residency certificate is formal FTA evidence of UAE tax residency for a stated period. Under domestic law, a natural person may qualify through the 183-day test, the 90-to-182-day route with added conditions, or the primary-residence and center-of-interests test. Property owners often focus on the 90-day route because a permanent UAE home can satisfy one added condition.
The FTA issues a tax residency certificate for a selected tax period or another period of up to 12 months. Banks and foreign authorities may request it, and it can support treaty-relief claims. As of October 2026, the UAE has concluded 137 Double Taxation Agreements, although each treaty has its own residency wording.
You may still see the domicile certificate in older correspondence. The phrase "tax domicile certificate UAE" refers to the same type of tax-residency proof. It is not a residence visa and does not create a blanket exemption from foreign tax.
Property owners should also keep TRC rules separate from the fact that there is no annual property tax in Dubai. These are different legal questions.
For individuals applying for a UAE tax residency certificate, the required documents depend on how many days they have spent in the country. Someone who reaches 183 days can rely on the physical-presence test. Between 90 and 182 days, the application needs another connection to the UAE, and this is where a permanent home can become relevant for a property owner.
Route | Minimum Days in the UAE | Extra Conditions |
|---|---|---|
Domestic 183-day route | 183 days or more within 12 consecutive months | No separate permanent home or employment condition under this test |
Domestic 90-to-182-day route | At least 90 days but under 183 days | UAE/GCC nationality or valid UAE residence permit, plus a permanent UAE home or UAE employment/business |
Domestic primary-residence and center-of-interest route | No fixed minimum day threshold | The usual or primary residence and center of financial and personal interests must be in the UAE |
DTA route | At least 183 days under the FTA’s current natural-person TRC requirements, subject to the relevant treaty | Must meet the applicable treaty requirements |
The 183-day route depends mainly on physical presence in the UAE. The days do not need to be consecutive, and part of a day counts as a full day. Between 90 and 182 days, extra evidence becomes necessary. A foreign national needs a valid UAE residence permit and either UAE employment or business or a permanent home available for personal use.
Property owners should look closely at that permanent-home condition. Someone who spends 120 days in Dubai and keeps an apartment available may have evidence that supports the 90-day route. Renting the only UAE property to a tenant for the full year creates a different position. Treaty claims also require a separate review because each DTA can apply its own residence rules, especially when buying property in Dubai from the UK.
For a tax residency certificate Dubai application using the permanent-home route, ownership is only part of the evidence. The FTA describes a permanent place of residence as a dwelling continuously available to you with a stable right to occupy it. It can be owned or rented.
We treat a title deed as ownership evidence, not automatic proof of tax residency. A unit rented to someone else for the whole period does not provide the same residence evidence as a home kept available for you.
The documents for a UAE tax residency certificate in the UAE depend on the route you use. Start with identity and movement records, then add the evidence required for your specific test.
For treaty applications, prepare your passport, the requested residence or movement evidence, UAE income or salary proof where applicable, and anything the specific DTA requires. The treaty itself can require additional evidence beyond the standard application file.
A registered tenancy can support the housing record, so Ejari tenancy registration can be useful for Dubai tenants. Bank statements are not a standard requirement for the basic 183-day or 90-to-182-day routes, though they may support a center-of-interests file.
The current FTA tax residency certificate application runs through the FTA’s digital TRC service linked to EmaraTax. The August 2026 service information estimates about 10 minutes to submit a complete application.
A natural person can apply once the relevant residency conditions have been met. The certificate can cover a current or prior period, or another selected period of no more than 12 months, but not a future period that has not started.
For travel evidence, the FTA accepts an official entry-and-exit report from the federal identity and citizenship authority or a competent local government entity. If your UAE residence status has changed, the UAE visa system changes and golden residence rules provide useful context on the wider immigration framework. Tax residency still follows the separate FTA tests described above.
Owners reviewing Canadian tax obligations after leaving should assess the Canadian position separately.
Current fees start with a non-refundable AED 50 submission charge. An electronic certificate costs AED 500 for an FTA registrant with a corporate tax TRN or AED 1,000 for a natural person without one. A hard copy adds AED 250.
For a tax residence certificate, the current completion target is 10 business days from receipt of a completed application. A requested hard copy has a five-business-day processing target after payment. Missing evidence can extend the process.
Readers moving to Dubai from the UK still need to review UK residency rules separately.
A Dubai tax residency certificate proves tax status for a stated period. A Golden Visa provides qualifying long-term immigration status. One does not automatically grant the other.
Point | Tax Residency Certificate | Golden Visa |
|---|---|---|
Purpose | Confirms UAE tax residency | Grants qualifying long-term residence |
Authority | Federal Tax Authority | UAE immigration authorities |
Automatic tax residency | No | No |
Period | Tax period or up to 12 months | Visa term |
A Golden Visa can still provide the valid residence permit evidence relevant to the 90-day route. Our UAE Golden Visa requirements and benefits cover the immigration side. The tax test remains separate.
A TRC confirms the UAE position for the stated period. It does not cancel another country’s residence test, decide where all income will be taxed, or turn property ownership into tax residency.
Keep tax residency separate from Dubai real estate laws for investors. If two countries may treat you as a resident, use a qualified cross-border tax adviser. We handle the property side, not your foreign tax liability.
If you are buying with future residence evidence in mind, ask whether the home will remain available for your own occupation. A fully tenanted investment property and an owner-occupied home create different evidence.
Property selection should still follow location, budget, use, and exit plans. Our guide to the best areas to invest in Dubai can help with that decision. Tax-residency planning should follow the legal test, not drive an unsuitable purchase.
A UAE tax residency certificate application works best when your travel record, residence status, and property evidence support the same route. For many part-year owners, the 90-day test can provide a path, but a title deed alone cannot establish tax residency.

Under domestic law, a natural person may qualify through 183 days of physical presence, the 90-day route with added conditions, or the primary-residence and center-of-interests test.
The current fees include AED 50 for submission. The electronic certificate costs AED 500 for an FTA registrant with a corporate tax TRN or AED 1,000 for a natural person without one. A printed certificate costs another AED 250.
The FTA confirms UAE tax residency after reviewing your application and evidence. A residence visa or property title does not provide the same confirmation.
For UAE immigration purposes, proof of residence can include a valid residence permit and Emirates ID. ICP also provides a Residence Details Report containing residence and file information. Tax-residency applications may require separate evidence depending on the route used.
It is an FTA-issued certificate confirming that an applicant qualifies as a UAE tax resident for the selected period. Banks, foreign authorities, and treaty claims may use it as formal proof, subject to their own requirements.
Yes. In common UAE usage, the older tax-domicile wording refers to the same type of residency proof now called a Tax Residency Certificate. Use the FTA’s current TRC service and document requirements when applying.
Possibly. If you spend at least 90 days in the UAE and meet the residence-permit requirement, a permanent UAE home continuously available to you can satisfy the additional domestic condition. A property rented to someone else may not provide the same evidence.
