Dubai Rental Fees and Other Charges 

Remember that there are more fees and charges than the monthly rental payment. Some of the important upfront charges are the following.  

• Rent payment: This is the main cost of your apartment rental, often paid monthly in advance.
• Security Deposit: Landlords often require a security deposit of around 5-10% of the annual rent. This is a refundable amount that is meant to cover damages to the property or unpaid rent at the end of the tenancy agreement.
• DEWA Deposit and Fees: For electricity and water connection in Dubai, there is a refundable deposit of AED 2,000 for apartments and AED 4,000 for villas.
• Real Estate Agent Commission: If a real estate agent helps find your property, they get a 5% commission on the annual rent.
• Ejari Registration Fee: There is a one-time fee - AED 220 offline or AED 175 online - to register your tenancy contract with Dubai’s mandatory Ejari system.
• Chiller Fees (optional): Some buildings may charge for air conditioning based on consumption.
